We have operated an office of Chicago Title Insurance Company at the Firm since 1991. We have several licensed escrow officers and handle all types of commercial and residential transactions, including purchases, sales, refinances (including home equity and cash out financings), single family home developments and new construction.
What makes our title services unique from the competition is our experience. Most title company offices do not have the background and expertise as we do with attorneys having many years of experience in all types of real estate transactions. We have the in-house capability to deal with most title insurance issues that arise. As title insurance premiums are regulated by the state, our prompt service, coupled with our experience sets us apart from the competition.
Our closers are experienced in complex commercial transactions. We have closed many multi-family projects that include tax credit and bond financings. We are experienced in both forward and reverse 1031 tax deferred exchanges and can help guide the clients in those transactions. We have closed purchases, sales, construction loans, development loans and refinancing of all types of commercial properties including condominiums, office buildings, industrial and warehouse portfolios, hotels and golf courses.
We recently handled the closing of a complex commercial transaction that included our client buying a large industrial site that required the Seller to relocate to a new site. The relocation site was negotiated (effectively on Seller’s behalf) by our client and it required the acquisition of two contiguous parcels. One of the parcels had to be acquired via a tax foreclosure sale and the other a negotiated purchase. We were able to obtain title insurance on all parcels to the satisfaction of the respective parties and the transactions were all successfully closed.
We have also done extensive work on title curative matters on commercial transactions that involve complicated estate and heirship issues to solve problems for both sellers and purchasers and enable them to close the transactions with title insurance coverage.
